Situated just below the romantic mountain village Perinaldo, the stunning villa “Lo Scoglio” is situated a 15-minutes journey land inwards from the coastal resorts Vallecrosia and Bordighera. Thanks to its south facing orientation, the villa enjoys stunning unobstructed panoramic views across the valley and the Mediterranean Sea. The quiet setting just outside the village ensures plenty of privacy with convenient access to the nearest infra structure.
The villa offers some 150 qm living space split over two floor levels and intrigues with its spacious rooms and large window panes. Both bedrooms have access to a veranda with large south facing panoramic windows. The attic floor is accessible by ladder, offering plenty of storage space.
A small detached house (approx. 16 qm) standing on a garden terrace just below from the villa, offers a charming guest accommodation with shower room.
The house was originally built in the 1960-ies to serve as a small family run restaurant. It was a meeting place for villagers to rest in, on their ascent up to Perinaldo. Once the restaurant closed in the 1970-ies, a judge from Sanremo bought the villa and used it as his peaceful refuge. The current owners purchased the property in 2002 and have taken pride in renovating and updating its facilities ever since. There is currently no need to carry out any overdue renovations. Among other work measures, the house has been fitted with new windows and shutters, the exterior has been redecorated and three air conditioning units with integrated heating have been installed in the bedrooms. The oil fired heating system with external underground tank is in perfect working order. Satellite TV and high speed internet with mobile modem have been installed.
The 3,000 qm grounds are partly fenced in and a Mediterranean garden surrounding the house features beautiful mature trees, fully grown cacti and a number of palm trees. Attractive and newly designed natural stonewalls were built to support the terraced grounds; one part of the grounds left to its natural state grows some 40 olive trees and a number of fruit trees. There is ample room to build a swimming pool and off street parking for several cars is available in front of the house and to the rear of the grounds. A drive way secured by a gate, leads to the grounds and a shed offers space to park a motorbike.
The house will be sold inclusive of most of the furniture and fittings and with all garden tools.
The mountain village Perinaldo enjoys a sunny and majestic spot on a hilltop, some 600 m above sea level. Olive groves, vineyards and woodland surround the village and a network of hiking routes and mountain roads invite to explore the Ligurian hinterland and the Maritime Alps. The beaches of Bordighera and Vallecrosia are less than 20 minutes away. Sanremo, Menton and Monte Carlo are some 50 minutes down the road. The international airport Nice can be reached via the motorway within the hour. Perinaldo benefits from a good infra-structure and has a selection of restaurants, a bar and hotel as well as a post office, pharmacy and medical services. The annual village fêtes and the July music festival attract visitors from across the region.
