This elegant villa, situated at the village entrance of Pigna was built at around 1870 and is surrounded by some 10,136 qm of grounds. The house offers 120 qm living space split over two floor levels as well as 45 qm storage and utility space in the cellar. The spacious entrance hall, a salon with dining area, the eat-in kitchen and a guest toilet make up the ground floor level of the house. On the upper floor are three bedrooms benefitting from a balcony each, the family bathroom as well as a vestibule with large windows, giving attractive views over the medieval village. The house was extensively modernized in 1992 and features high ceilings measuring an astonishing 3.45 m in height. The ground floor is fitted with floor tiles throughout and the upper floor has laid down parquet flooring. An oil-fired central heating keeps the house comfortably warm.

Facing the road and situated on the fringe of the grounds is a separate guest or administrator house. If offers a simple yet functional flat of 50 qm on the first floor. On the ground floor are storage rooms measuring approx. 67 qm.

The flat was also renovated in the early 1990-ies when a central heating was prepared (all pipe work is in place) which can be connected to the heating system in the main house. At present, a wood fired oven is used for heating purposes.

The grounds are completely fenced in and a high stonewall facing the road, provides privacy. The area surrounding the houses is almost level with only the garden area facing the river, being laid out in wide terraces. The fertile grounds have until recently been used for agricultural purposes with a fruit orchard, kiwis, figs and vine growing in abundance. In addition to communal water mains, the house enjoys the right to use the river water supplied by the cistern on the grounds.

Pigna is a romantic, Ligurian mountain village, some 25 minutes land inwards from the coastal resorts of Bordighera and Ventimiglia. Pigna offers a good infra structure with a number of restaurants and shops to choose from. A day Spa with indoor and outdoor pool using the popular sulfur sources is only a 15 minutes walk away. The beautiful woodland surrounding Pigna is perfect to be explored on excursion by bike or on foot.
